What to watch for in Greater Noida West
What we would question
- ACE Han'ei: Pricing is stated on super area. Compare carpet area and the loading ratio before comparing the ticket price with a project quoted on carpet area. The possession month supplied for this review remains subject to verification against the UP RERA filing.
- Sobha Rivana: Priced about 60% above the Sector 1 locality median. The case for paying that rests on Sobha's delivery record, so judge it on the record.
- Arihant One: Compact plot: ground-level green is limited; rooftop/stilt amenities compensate.
- Arihant Abode: Launched in 2018, so construction has run long. Possession is in phases; ask which tower a unit sits in and whether that tower is delivered.
- CRC Joyous: The official UP RERA project summary lists declared completion as 27 September 2027. Older material in our file cited December 2026 and November 2027. The registration certificate PDF is not yet held. Confirm the current tower-wise schedule and the unit-specific agreement before committing.
- Irish Platinum: Our file holds the developer brochure, price sheet, floor plans and site plan, but not the primary UP RERA certificate PDF. Check the phase schedule and the super-to-carpet area ratio against the allotment documents before committing.
- Renox Thrive: A revived project. Ask us how its history bears on the possession date.
- Panchsheel Greens 2: The project has separate phase registrations. Confirm the registration, possession schedule and occupancy certificate for the exact tower and unit. A brochure statement about an occupancy certificate is not the certificate itself; we do not hold that certificate on file.
- KB West Walk: This record covers retail, food court and studios rather than a conventional apartment-only project. Check the permitted use, common-area maintenance charges, tax treatment and any lease or return commitments in the agreement for the specific unit.
